What can I build on this lot? 
RDS has a two-tiered prix fixe package to help answer that question.

Tier 1 - $ 450

RDS will review local zoning ordinances to determine if what you propose to build or renovate can be done within the framework of the existing zone.  This is commonly used by potential buyers or developers before they make their final offer on a new property.  Realtors love this package too, because it helps assess the development potential of a property.   And existing owners love having a definitive answer regarding the ability to develop a waterfront, double- or nonconforming lot.

Tier 2 - $ 695

RDS will review local zoning ordinances, as in Tier 1, but will include researching previously issued building permits to compare them to the existing structure, as it relates to the overall building footprint and type of use.
